How it all started, realising our vision.
Caradoc Retreats was not dreamed up by a hospitality company or a property developer looking for a new product line. It was born from a very specific conversation, a very specific piece of land, and 25 years of hard-earned expertise.
Mark's background is in property — developing homes, building new builds, understanding what buyers at the top end of the market actually want and how to deliver it. Over years of working with discerning self-builders and high-end residential clients, Benchmark built a deep knowledge of what quality construction really looks like, and a deep frustration with the compromises most developers are willing to make.
The lodge idea came from a neighbour. He had land. He had planning permission for static caravans. He had a site with potential and not quite enough vision for what it could become. Mark did have the vision — and more importantly, he had the knowledge of exactly how to execute it. Several conversations later, the concept for Caradoc Retreats was formed: take everything Benchmark knows about building exceptional homes, and apply it to a market that has never seen it done properly.
What makes Caradoc Retreats unique?
Caradoc Retreats was not built by a hospitality company or a property developer chasing a new revenue stream. It was built by someone who has spent 25 years constructing high-end homes, and who got tired of watching the lodge market deliver so much less than it could.
Mark's background is in bespoke residential development. Benchmark, his construction company, has worked with discerning self-builders and high-end clients long enough to know exactly what quality looks like, and exactly where most developers stop short of it. That knowledge is built into every decision at Caradoc, from the materials and the specification to the way the site itself has been laid out.
The result is something the lodge market hasn't properly seen before: ownership of a genuinely bespoke, individually designed lodge, with a 99-year lease, open market resale rights, and a potential 365-day occupancy. Set in one of England's most quietly beautiful landscapes. No compromises on quality. No catches buried in the small print. Just a better way to own a piece of somewhere worth owning.
